Before Applying
Applicant guidelines.
These guidelines are used to help evaluate applications consistently. Meeting the guidelines does not guarantee approval, and applications may be reviewed based on the full applicant profile and applicable law.
All Adult Occupants Must Apply
All adults over the age of 18 who will occupy the property must complete the application process.
Credit Score
A minimum credit score of 620 is generally required.
Income Requirement
Applicants should show income of at least 2.5x the monthly rent. For example, if rent is $1,500 per month, income should be at least $3,750 per month.
Verifiable Income
Income must be verifiable through acceptable documentation or employment/income verification.
Eviction History
No prior evictions.
Landlord Judgments
No unpaid landlord judgments.
Criminal History Review
A criminal conviction may result in denial based on the nature of the crime, severity, recency, or whether the crime indicates a legitimate risk to the safety of residents, neighbors, or property.
